Tivoli is a village in the northwest corner of the town of Red Hook on the east bank of the Hudson River.

Tivoli is now a college town with many Bard students and some faculty living off-campus. The Bard College shuttle runs between the village of Red Hook, Tivoli, and the campus. Accordingly, Tivoli has a funky, artsy, and free-spirited atmosphere.

Real Estate

The housing market in Tivoli has experienced a dramatic upturn in recent years. Yet the property prices are generally on the less expensive side compared to Rhinebeck and Red Hook. It is worth noting that in Tivoli houses with spectacular Hudson River views are still available and affordable to some who do not posses a multi-million-dollar budget.

In 2007, the median price for single family detached residences in the village of Tivoli was $587,500, 50% higher than that of the village of Rhinebeck; there were 9 sales at an average sales price of $480,278, 2% lower than that of the village of Rhinebeck. This year, the village of Tivoli's real estate market is experiencing hardship, and prices have come down considerably. In October, there was not any single family detached residence sold in the village of Tivoli. More affordable properties are popular. Inventories are 5 listings active as of now. Once Upon a Time…

Historically, the village, according to Wikipedia, an on-line encyclopedia, "was formerly known as ‘Upper Red Hook Landing'." In 1872, Tivoli was incorporated by consolidating "Upper Red Hook Landing" and "Madalin," a neighboring community. For that reason, "The Madalin Hotel" in the middle of the village feels right at home and sparks a sense of nostalgia, even though it is a new business in town.

Attractions

Broadway is the main street and is lined with shops and restaurants at the village center. The Woods Rd. off Broadway leads to Clermont State Historic Site and Park. The village is also home to Kaatsbaan International Dance Center. The Tivoli Bays, situated between Tivoli and Annandale-on-Hudson is primarily wetland and a wildlife preserve.
